Carlisle SynTec and Johns Manville TPO and EPDM single-ply, modified bitumen, and metal, plus CertainTeed and GAF shingle on steep-slope sections. We are a Carlisle Authorized Applicator, which is what allows the No Dollar Limit warranties to be registered.
TPO is a white, heat-welded membrane that reflects sunlight and lowers cooling load, which is why it dominates new commercial work in the South. EPDM is a black rubber membrane, adhesive- or tape-seamed, that handles temperature swings and foot traffic well and is often cheaper to install. Building use, deck type, and rooftop equipment decide which is right — we install both and have no reason to favor either.
A properly installed 60–80 mil TPO or EPDM system runs 20–30 years, and manufacturer No Dollar Limit warranties are commonly written at 20 or 30. Drainage and maintenance decide where in that range you land — ponding water is what shortens a flat roof, more than age.
Commercial work is priced per square foot, and the drivers are the system, membrane thickness, insulation R-value, how much tear-off is involved, and the number of penetrations and curbs. A retrofit over an existing metal roof usually costs less than a full tear-off. Every proposal is itemized so alternates can be compared line by line.
Repair when the membrane is broadly sound and leaks trace to specific penetrations, seams, or flashings. Replace when the insulation is saturated, seams are failing across the field, or you are patching the same roof every season. A moisture survey answers it properly rather than by guesswork — wet insulation never dries out and quietly destroys the deck beneath it.
Often, yes. Flute-fill insulation and a cover board over the existing panels create a flat substrate for a new single-ply membrane, which avoids tear-off, keeps the building dry throughout, and costs less. We completed exactly this for Core O Med. It requires the existing deck to be structurally sound, which the inspection confirms first.
Yes. Scheduled inspections, drain and gutter clearing, seam and flashing repair, and documented condition reports for capital planning. Most manufacturer warranties require periodic maintenance to stay in force, and a lapsed record is a common reason a claim is refused.
