In Middle Tennessee, a three-tab asphalt roof typically lasts 15–20 years, architectural shingle 25–30, and premium designer shingle 30–40. Composite tile like Brava and standing-seam metal are rated 50 years or more. Ventilation and storm history matter as much as the product — a poorly vented attic can take a decade off any of these.

The common ones are granules collecting in the gutters, shingles that are curled, cracked, or missing, dark patches where the mat is exposed, daylight or staining in the attic, and a roof at or past 20 years. Most Middle Tennessee homes are torn off and re-roofed in one to two days. Larger estate roofs, steep pitches, and specialty materials such as Brava composite or metal take longer — your project manager gives you a firm window before we start.

Price depends on square footage, pitch, how many layers come off, and material. Architectural asphalt is the most affordable option; composite tile, slate-look, and metal cost more but last decades longer. Insurance covers sudden damage — hail, wind, a fallen limb — not wear and age. Whether you are paid replacement cost or depreciated value depends on your policy and the age of the roof. A documented inspection before you file is the single thing that most improves the outcome, and if a claim has already been denied it can often be reopened with better evidence.

Often, yes. Many carriers discount premiums for a roof under ten years old, and some discount further for Class 4 impact-resistant shingles, which we install. Send your carrier the closeout packet with the install date and product — the discount is rarely applied automatically.

In most cases, a standard residential roof replacement does not require a roofing permit. Requirements can vary by municipality and project scope, so our team verifies what applies before work begins. If a permit or inspection is required for your project, Three Stone will coordinate it as part of the process.

Spring and fall are ideal because moderate temperatures let shingles seal properly, but Middle Tennessee allows roofing year-round. Winter installs are entirely normal here; below about 40°F we hand-seal where the manufacturer requires it. An active leak should never wait for a season.

If the roof has less than about ten years left, replace it first. Removing and reinstalling an array to re-roof underneath costs thousands and is avoidable. We inspect and give you the remaining life in writing so you can sequence the two projects properly.

Not always, but a roof near end of life will surface in the buyer’s inspection and usually returns as a price concession larger than the repair. A transferable manufacturer warranty on a new roof is a selling point. We can inspect and tell you honestly which side of that line you are on.

Brava tiles are a composite — a polymer blend molded from real slate and cedar shake, with the color running all the way through the tile rather than sitting on the surface. That is why a Brava roof does not fade, flake or chip the way painted or coated products can.
